6 Easy Ways You Can Extend the Life of Your Roof

A roof is not only the first line of defense against mother nature, but also a major investment in your home. On average, roofs last about 20 years before they need to be replaced. But if you take care of your roof properly, you can help to  extend its life. By following these at home roof maintenance steps, you can save yourself money and improve the overall health rating of your roof for years to come.

#1 – Perform A Visual Inspection

As a homeowner, it is important that you regularly perform inspections of your roof area. We recommend doing so at least twice a year, as well as after any major storms. These inspections can most commonly be performed from the ground., so no need to dig out the ladder just yet. As you perform your inspection, be on the lookout for any cracked, damaged or missing shingles.

#2 – Inspect for Moss or Algae

During your inspection it is also important to look out for any moss or other green growth making an appearance on your roof. Moss tends to spread quickly and can cause shingles to lift if left untreated.  Which makes it especially important to scrub away early signs of growth on your roof. This can be done with water and a scrub brush. Be sure to scrub at a downward angle to protect your shingles.

#3 – Clean Your Gutters

Gutters should be cleared at least twice throughout the year. If your gutters are higher up, we recommend calling in a professional gutter cleaner. Although this may not feel like part of roof maintenance, when your gutters are not cleared of debris such as leaves, it leads to water build up. Over time this water build up can penetrate your roof leading to moisture buildup and leaking.

#4 – Check Your Attic

The attic is an important part of any home. After all, it’s where the ceiling meets the roof — but many homeowners forget about their attic as a potential source for problems. #5 – Trim Overhanging Branches

It is important to pay attention to those branches and trees which are overhanging your home. Overhanging branches and trees can be dangerous if not trimmed. Trees that hang close to your roof can scratch and gouge your shingles when there is a windstorm. Chimney's, roofs and gutters can also suffer damage from branches and trees that have grown too close and are hanging over these items.

#6 – Check Chimneys, Skylights and Vent Openings

The areas surrounding any chimneys, skylights, or vent openings are susceptible to water intrusion because they present openings into the roof. During the installation process these openings are sealed, but over time they can begin to leak. Pay attention to these areas as you inspect your roof for any sign of damage or leaking, it can be caught early before extensive repairs become necessary.
