The Do’s & Don’ts of Roof Replacement

When it comes to your roof replacement, there is no replacement for research. It is a major home improvement project and it’s one that will be in your home for the next 20-30 years. That is why it is important that homeowners spend time researching every aspect of the project from the roofing material you choose, to the shingle color, to the contractor completing the work. We’ve put together a list of helpful dos and don’ts from beginning to end that will help guide your way through the decision-making process.

When choosing a roofing contractor…

DO insist on your roofing contractor providing proof of insurance policies, licensing as applicable, and that safety regulations are followed while work is being completed on your home.

DO request a written contract from your roofing contractor outlining the scope of work to be performed on your home such as materials, time and labor, and a project start and finish date.

DO ask for references from past projects or other homes in the area the roofing contractor has worked on that you can personally drive by and check out.

DO NOT let your contractor talk you into taking any shortcuts. There are some roofing contractors who will try to lower their costs by cutting corners on items such as materials or expenses. We promise you, you will pay more in the long run if you allow your contractor to take this route during installation.

When selecting roofing materials…

DO check your HOA regulations. The last thing you want is to have your roof installed and realize that it is not allowed by your HOA and must be ripped out.

DO consider the materials that are available. There is no rule that states you must replace your existing roof with the same exact roofing material. We can assist you with choosing an option that is best for New Hampshire weather and your budget.

DO ensure that you prepare your home for construction. Remove any fragile items on shelves or pictures hanging on the wall that could potentially fall from a high level of vibrations during construction.

DO protect your yard from damage prior to the start of your roofing project. The roofing contractor will be throwing the existing shingles from the top of the roof into the dumpster placed in your yard. We recommend covering any plants and shrubs in the immediate area with tarps.

DO ensure that the materials are what you paid for. When the materials are delivered to your home, inspect them to make sure that they are the same high-quality materials that you had initially requested (color, shingle type, etc.).

DO NOT allow children or animals to play near the work area. During your roofing project it is important that your children and pets are out of harms way. Materials, nails, and other items in the yard can result in injury. Our goal is to keep everyone safe!
